Foundation waterproofing is one of the most critical and most overlooked parts of any building project. Once a foundation is backfilled, any issues become difficult and expensive to fix. That is why waterproofing is a core part of building a durable foundation. As a foundation contractor in Red Deer with 40 years’ experience, we approach waterproofing as a system, not a single product.


Why Foundation Waterproofing Matters

Concrete is strong, but it is not naturally waterproof. Over time, moisture in the surrounding soil can move through small pores and cracks in the concrete. In Alberta, this is made worse by seasonal changes, including freeze-thaw cycles and spring melt.


Without proper waterproofing, this can lead to:

  • Damp basements

  • Water intrusion

  • Mould growth

  • Long-term structural damage


Waterproofing is not just about keeping water out. It is about protecting the entire structure from gradual deterioration. Proper waterproofing starts immediately after the concrete foundation has cured and forms are removed. The exterior surface is cleaned and inspected before any materials are applied.


A waterproof membrane is then installed along the outside of the foundation wall. This can be a liquid-applied coating or a sheet membrane, depending on the project. The goal is to create a continuous barrier that prevents moisture from reaching the concrete.


Drainage is just as important as the membrane itself. A perimeter drainage system, often referred to as a weeping tile, is installed at the base of the foundation to direct water away from the structure. Without proper drainage, even the best membrane can fail under pressure.


A protective layer or drainage board is often added over the membrane before backfilling. This prevents damage during construction and helps manage water flow along the foundation wall.


Interior vs. Exterior Waterproofing

Exterior waterproofing is always the preferred approach because it stops water before it reaches the foundation. Interior solutions, such as sealants or drainage systems, are typically used when exterior access is not possible.


While interior systems can manage water, they do not prevent it from entering the concrete. That is why exterior waterproofing is considered the more complete and long-term solution.


In Central Alberta, waterproofing systems must account for soil movement, groundwater and temperature changes. Expanding and contracting soil can put pressure on foundation walls, while melting snow and heavy rainfall increase moisture levels around the structure.


Build It Right the First Time
